The housing market is still a bit nuts. So if you’re in the market for a home, your best bet is to start off your housing search by getting pre-qualified for a loan.

Mark Johnson of Lynx Financial Group, LLC and our 10-minute presenter last week, gave us a short rundown on the different types of loans available.

If you’re a veteran there are some amazing options with the VA loans – as it should be. Our veterans don’t need a down payment and there are no loan limits. The USDA loans are for very specific locations and income levels and like VA loans and FHA loans, they are government insured. Conventional loans and FHA loans are what most of us will be eligible for and both require a 3-3.5% down payment.

We picked Mark’s brain about credit scores. Also, he told us about a vet he helped that closed on a $240,000 home paying only $168 at closing. 🇺🇸

Do you remember that feeling when you sat at your desk staring down at a white paper turned upside down that was to be your test in subject _____?

Well Elizabeth Lautner, realtor for Star One Realtors and our 10-minute presenter last week, gave us the opportunity to relive those days for a hot second. She handed out a list of 5 multiple choice questions all about the Real Estate Code of Ethics.

For example, did you know that realtors have the obligation to treat all parties honestly? But there’s nothing in there about fairly. We also learned about all sorts of interesting (and real!) situations that would appear to be unethical but are not actually part of the code of ethics. Like falling asleep at an open house in one of your client’s bedrooms. A little weird, yes. But not against the Real Estate Code of Ethics.

We also asked lots of questions about what to do when you’re selling your house in this crazy market. Here’s a quick run down of the answers Elizabeth provided.

Dogs – Take them out during showings or at the very least keep them in their kennel.

Staging – Still a big Yes! Definitely still stage your house for showings.

Candles – No, don’t light candles. Could be a fire hazard, scents are very personal and people might not like the scent, and buyers could start to wonder if you’re trying to cover up a scent.

Baking Cookies/Bread – Not really. Apparently, that’s kind of old school now.

Do you want to hear an inspiring story?

I do!

Brian Snyder, Sr. of Snyder's Car Care Car Care (and our 10-minute presenter this week) told us a whopper of an inspiring true story about the goodness in the world. He attended a conference last week and brought this back with him. Read on.

Imagine you’re a struggling small business owner who knows that if you can make it to the business coaching conference in Nashville, you’ll gain the tools you need to help your business thrive. Well, what if you could only afford the cost of the conference – and barely that? There’s no money left for a hotel room so you sleep in your car at night and attend the conference during the day.

Then imagine that one of the other conference goers finds out you’ve been sleeping in your car. What if the word spreads? Would you worry what they would think of you? Maybe kick you out of the conference for not being a good enough small business owner to even afford a hotel?

The word did spread. The other small business owners did care that he slept in his car because he couldn’t afford a hotel. And yes, they did something about it. They quietly passed around an envelope and filled it with money. Then they gave this gentleman $13,000 and told him to find a hotel to stay in and use the rest to take care of his family and help his business take off.

So, yes, Virginia, there are still good people out there. And good small business owners who want to help lift each other up and motivate and inspire.
