We just reached the beginning of the end of the tech stack tax. For years, mortgage companies have rented their technology — piece by piece, vendor by vendor, a bill every month for tools that never actually move your pipeline, your comp, or your closing-on-time ratio. We decided to build instead of rent. Meet Scout: Highland's proprietary point of sale, developed and built in-house, not licensed to anyone else. It rolls out to our whole team this month — and it's only step one. If you're an LO who's tired of renting the same tools as everyone else, I'd love to show you what we're building. DM me SCOUT.

Here's a number that stopped me in my tracks: 73% of the listing agents on the loans that LOs close have never been on the buy side with that LO.

These were agents we already worked with and delivered for. And we never turned that into a referral.

The reason is simple. We're great at the first follow-up call — the one during the transaction when we get to share good news and take a victory lap. But that's where it ends. We assume that one call was enough. It never is.

The loan officers who build real referral pipelines are the ones who keep following up after the file closes, when it's not required and nobody feels like doing it.

If you want help building a simple, repeatable system to turn listing agents into referral partners, reach out. I'm always here to serve.

A quote stopped me this week: everything you say yes to means you're saying no to something else.
For loan officers, the cost usually hides in three spots — the referral relationships you chase, the vendor demos you sit through, and the rest you never fully take. Saying yes to all of it means saying no to the work (and the people) that matter most.
The goal isn't to say yes to everything. It's to say yes to the right things. What's one yes you could drop this week?

I was out before sunrise this morning — the only sound was the lawn mowers on the course next door.
Not a flex on the early alarm. Just a reminder that the best part of the morning is that quiet stretch before the phone starts ringing off the hook.
I had a soccer coach in high school who'd ask me the same thing before every game: "Are you mentally prepared?" I didn't get it then. I do now — that quiet time is how I get mentally prepared for the day, and it sets the tone for everything after.
What's the morning habit that gets your head right? I'd love to hear it.

Growth doesn't happen automatically — the right activities become automatic through repetition. Golf humbled me into relearning this.

Most loan officers don't have a production problem — they have an ownership problem.

There's a real difference between having a job in the mortgage business and building one. The best LOs I know own the growth of their business, not just their pipeline. Are you building something that can grow?

There's a shift happening in mortgage leadership — and it's overdue. Top producers want: collaboration, systems, transparency, and a seat at the table. If you're an LO feeling that gap, let's talk.

AI isn't replacing great mortgage professionals — but the ones who use it well are going to outperform everyone who doesn't. Speed, clarity, efficiency. That's the edge. I break down the 3 levels of AI for loan officers in my latest video. Which level are you on? 👇

Just got back from the MBA of Florida conference. The best insights weren't on stage — they were in the hallways.

The top people in this industry aren't waiting for the old market to return. They're evolving in real time.
