With inflation cooling to 2.4%, we’re seeing 30-year fixed rates consistently under 6%, with some locks in the mid-5% range.

In a market like ours — where insurance premiums already affect affordability — even a small rate shift can materially change purchasing power.

Some sales come together slowly. Others move fast — and this one had to.

A past client referred me to a buyer from out of state who, along with her husband, was in the middle of a 1031 exchange when life took an unexpected turn: their son landed a great job here in the New Orleans area. Suddenly, they needed to find and close on a Louisiana property within strict 1031 deadlines.

She reached out on September 13. By September 19, we’d written one offer, a backup offer, and had another home under contract. We closed on October 8 — just in time to protect their exchange and welcome their son to his new home.
