According to JLL’s Q3 2026 Nashville office market report, just 210,000 sq. ft. of office space remains under development, a reduction of more than half in the construction pipeline.

Nashville has recorded three consecutive quarters of positive office absorption, with nearly 560,000 sq. ft. in year-to-date occupancy gains. With new construction slowing and demand for high-quality space continuing, JLL expects premium office buildings to be well positioned to strengthen rents through 2027 as the gap between premium buildings and older inventory widens.

If you ask Lauren Hawkins, she’ll tell you it starts with great people. Lauren is the Senior Property Manager at ONE 22 ONE, overseeing all aspects of property operations, safety, performance and tenant experience. Her mission is to make the office a place where people love coming to work. That means keeping things safe, clean and running smoothly behind the scenes while also bringing the property to life with tenant events and convenient onsite perks.

There’s something about fall that makes us want to get cozy and spend a little extra time taking in the cooler weather. Hank and Biscuit, this month’s ONE 22 ONE Pets of the Month, are right there with us! Whether Hank is sharing cuddles with his humans or Biscuit is finding her favorite sunny spot, these two know how to make the most of a beautiful day.

Our tenants have a special place in their hearts for their pets, and we love celebrating them! Each Pet of the Month gets a little time in the spotlight, with a feature in our tenant newsletter, a custom photo frame and a special treat. It’s our way of recognizing the joy these furry family members bring to our community every day.

It’s been four years since ONE 22 ONE opened its doors in downtown Nashville, so we hosted a party to celebrate! Tenants enjoyed Five Points pizza, cupcakes, outdoor games on the amenity deck and fun caricature drawings. It was the perfect opportunity to connect with each other in this beautiful space.

At this milestone, we recognize GBT Realty Corporation’s vision for the next-level standard in an office environment and thank the incredible people that make this place come alive every day!
