The "just closed" post is the easy part. Here's everything that happened before it. ๐ก
You see the offer was accepted. What you don't see is the three phone calls I made to the listing agent before the offer was written that told me exactly how to structure the terms.
You see they got the keys. What you don't see is the inspection response that took multiple rounds to get right and almost fell apart in week three.
You see they found their home in Celina. What you don't see is that I talked them out of the first community they were ready to commit to. The reasons were specific. They were grateful at closing.
You see the closing photo. What you don't see are the things that were quietly resolved before they ever became something my clients had to think about.
You see showings. What you don't see is the research that happens before each one and the follow-up that happens after, none of which makes it into a post.
The result is what gets shared. The work that produced it is what I'm actually here for.
