Yesterday, AAR's YPN kicked off our 2026 Holiday Fundraising season in the best way possible - with our 3rd Annual Co****le Tournament Fundraiser benefiting Albemarle Hopeline. From seasoned pros to first-time tossers, our community showed up and showed out!

Every dollar raised goes directly to the Hopeline Holiday Fund, and that's what it's all about - real estate professionals giving back to the community they serve.

A huge thank you to the River City Baggers for bringing the energy and making this event one to remember! Thank you to everyone who came out, competed, cheered, and contributed!

April numbers are in, and the Albemarle Area market is picking up speed!

146 properties closed in April, a slight dip from March's 157 - but the real story is how they're selling. Average days on market fell to just 22, down from 35.5 in March. Buyers aren't waiting around!

The average sales price climbed to $290,050, up from $267,437.50 last month. Prices are strengthening as the spring market hits its stride.

258 new listings came to market in April, keeping inventory moving, but with homes selling this fast, well-priced properties are getting snapped up quickly. What this tells us: we're in a faster, higher-priced market than we were 30 days ago. The window between list and close is shrinking, and buyer demand is keeping values firm.

For buyers: speed and preparation matter more than ever right now. For sellers: pricing correctly at entry is critical, the market is rewarding it. For our REALTOR® members: your clients need your expertise most when the pace picks up like this. Spring momentum is real, and the data backs it up. 📊
