e. This is 25,000 SF of mixed-use commercial/residential development with the residential 2nd level completely leased. Located three blocks southwest of the intersection of I-94 and Gratiot on the eastside of Detroit in the Gratiot Woods Neighborhood. Gratiot Ave is a major artery with traffic counts at the project site in excess of 24,000 a day both ways on Gratiot Ave. The development will strengthen the existing elements of walkability in the community: the compact street grid, mixed-use buildings, and an active public transportation system. Specifically, the design of the building, including the materials, scale, and orientation will embrace the public realm on Gratiot Avenue and promote increased pedestrian activity. For instance, the building will have a “zero foot setback” on Gratiot, thus promoting a continuous street wall that is appealing to pedestrians. Also, the impact of the automobile will be minimized by providing a screened and landscaped parking lot in the rear of the building. The building façade will have large storefront windows, attractive masonry materials, and lighting. In addition, the entrance to the commercial space will be oriented toward Gratiot to promote increased pedestrian activity on the street. The development will also result in physical improvements to the streetscape with new sidewalks, lighting, and landscaping.
