Selling of

"Let's try sell it ourselves. We can advertise on our social medias, Carousell.. save 2% agent fee."

I tried to psycho the hubs..

But a nagging voice in my head kept reminding me that we only have about a month window before other sellers from the same block will start selling..

We need to sell fast.

We met some agents to talk abt our house, hear their views on our house, get some financial calculations, procedures etc.

We had a figure in our mind.

It was high for some reasons

- More profit
- No Odd Shapes
- Very well maintained fixtures and fittings.
- Unobstructed Roof Garden View
- Amenities: 24hr supermarket, laundromat, clinic, salon/ barber, kopitiam just across the road
- Parks and Playgrounds
- Future developments: Bukit Canberra
- Transportation: increased number of public bus services and we are right in the middle of Canberra & Sembawang MRT Stn.
- and a bus trip away to Sembawang Beach ⛱️

Some agent we on our side, some were not.

One agent from *** said
"Why would someone buy a 3rm unit at this price, where they can get a much much bigger house somewhere else. I think we should price it ($50k lesser)"

Another agent.."It would take a longer time to sell if u price it too high, for me, i'd market it at ($15k lesser) "

Another agent convinced us that she can sell it at the price and within the time frame we wanted.

She also pointed out that with this asking of high COV, we may not have the pool of buyers willing to cash out that much cash, within the time frame, while she has her internal resources, able to filter out the potential buyers.

We met her again the following week to go through detailed financial calculations, projected HLE, and budget for our future house.

We excused ourselves and discussed in the room. Laid all the cards..
I was on the fence. He was sold. Few minutes later...

Signed the exclusive.

Over the past few days, we have been receiving lots of order inquiries, Alhamdulillah!

Sadly we cant take any as of now as we r in the midst of renovating our new house.

Exciting much! And a tad challenging 😆
