Two houses can have the exact same price and still NOT cost you the same amount every month.
Taxes can be different.
Insurance can be different.
One might have an HOA.
Even the type/location of the property can affect expenses.
So when you're comparing houses, don't stop at the number on the listing.
The question isn't just “Can I afford the price?”
It's “What is this house actually going to cost me?”

Every dollar has to be spent on your house.

And no, you're not allowed to pay the mortgage with it 😂

Things that might make a house look bad online but aren't necessarily a reason to skip it:
Ugly paint.
Outdated furniture.
Bad decorating.
Old light fixtures.
Landscaping that needs some love.
I know it's hard, but sometimes you have to mentally delete everything you're looking at 😂
If the location, price, layout and property work for you, it might be worth seeing what the house looks like underneath all the stuff you DON'T like.

🏡 CLOSED! 🔑✨

So excited for my buyer who officially closed on her new home in Clemmons today!

After selling her home in Southport, she was ready for her next chapter and knew exactly what she wanted — or maybe more importantly, what she *didn’t* want. 😂 She trusted her gut throughout the entire process and never tried to force a house that didn’t feel right.

Then we found this one. ❤️ A great home in a great Clemmons location, close to so many things, and it just felt right.

We were also lucky to have such a smooth transaction from start to finish, which makes closing day even sweeter!

A big thank you to Matt Hamm, Realtor- Mantle Realty for stepping in while I was out of town and showing her a few homes. Teamwork is always appreciated, and I’m thankful to have people I can count on to make sure my clients are taken care of even when I can’t personally be there!

If you're seriously considering a house, drive by the area at a different time of day.
11am on a Tuesday and 6pm on a Friday can feel VERY different.
Traffic, noise, how busy the road is, what's happening around the neighborhood... you may notice things you didn't notice the first time.
You're not just buying the house. You're going to live there too.

“Lots of potential” = don't look at what it is... look at what it COULD be
